Take a look at one of Meridian’s most active and beautiful parks. Settler’s Park has a little something for everyone to enjoy. In the same day at the same park in Meridian, you can fish, play baseball, get wet at the splash pad, enjoy a snow cone, catch a soccer game, play disc golf, swing, have a treasure hunt on adventure island, get a tennis match in, play a game of horse shoes and even host a party under the covered eating areas. How does a lender qualify you for a home loan? This is a video that I created to help you better understand how a lender might go about qualifying your for a mortgage as well as calculating your debt to income ratios. Let me be clear, I strongly recommend that you discuss your specific situation with a lender. If you don’t have a specific lender that you want to discuss this information with, click here to email me or you can call me at (208)284-0829 and I’ll give you a few lenders that I recommend.
The information in this video and blog is solely to help you understand how your Boise lender calculates your debt to income to figure out what you are able to qualify for. My hope is that you will be able to use this information to your advantage when you decide to pursue purchasing a home in Boise. Not enough purchasing power? There are two ways to qualify for a more expensive home. You can either establish more monthly income or reduce your monthly debts. For most of us, it is much easier to reduce our monthly debt then it is to increase our monthly income.
Ratio’s used by the lender can vary based on your specific situation, loan program and debt risk so again, be sure to check with a lender. A couple of other common debts might include Medical bills, loans that you may have co-signed on, child support, alimony and any other revolving debt. Also, when calculating your debts, be sure to use the minimum monthly payments on said debts such as credit cards. You might pay $150 a month on your credit card but for qualifying purposes, you should use the minimum monthly payment on that credit card.

To some of you, this may seem like a silly question. The reason this may seem like a silly or bazaar question is that you almost never ask yourself this. Believe it or not, one of the most important steps in buying a home, and often over looked, is recognizing your true motivation for moving. I have seen many buyers in the past tell me that they are moving so they can get more space, only to see them actually downsize into a home that fit some other need better then their current living situation does.
I’ve also had clients tell me they “need” to move closer to work. Yet after we looked at a few homes and I asked them a few questions, they actually needed more space and weren’t as concerned with the proximity to work as they initially were. Although the commute to work might have been the spark that ignited the fire which led them to purchasing a home, we soon found out that the commute to work was no longer the fuel for that fire.
You might initially want to move from your place because you can’t stand your neighbors. While that may be a good reason to move, why not acquire some other life “upgrades” in the process? If you can look yourself in the eye and truly answer that you would change nothing about your current living situation with the exception of your neighbors, than you are the exception to the rule. We can all look at our current living situations and find some way to improve them. Whether we need to move to improve them is the real question. With our neighbor situation, you could always ask your neighbors to move, right? That might not go over so well.

Maybe you currently live in Kuna and you would like to move to Boise for a closer commute? Maybe you heard great things about the Meridian School District and want to send your kids there. Maybe you want a neighborhood in Nampa that has CC&R’s so you don’t have to worry about your neighbor building a hot pink shed or putting down indoor/outdoor AstroTurf for their lawn(I’ve seen that before…seriously!). Maybe you have family that lives in Caldwell and you would like to move closer? Whatever the reason is, don’t lose sight of it!

Looking for a new home in Boise? Perhaps you have been looking at Boise real estate for a while? Take a look at the last two homes in Boise’s coveted Huntwood community located off of Cloverdale and Lake Hazel.
First we have, one of CBH Homes newest floor plans, the Titus. This is the only Titus floor plan that CBH Homes has EVER built so get it while its hot!
